Clay lateral drain, laid in 60 to 90 cm sections with joints that were never watertight, was standard practice into the 1960s. A root finds the moisture seeping from a joint, works its way in as a hair-thin strand, and thickens year after year into a mass that catches debris and eventually blocks the drain.
Cutting the roots with a root-saw blade or hydro-jetting clears the path temporarily, but roots grow back if the joint stays open. The camera shows whether one or two joints are affected, in which case a localized repair solves it, or whether the intrusion runs the length of the pipe, in which case a full lining lasts longer.
On a lot with mature trees near the pipe, preventive cleaning every two or three years costs noticeably less than a full basement backup.
The first sign is almost always seasonal: drains slow down in spring and fall, when root growth is most active, then seem to settle down the rest of the year. It gets blamed on a simple paper clog or a greasy kitchen line, especially when one quick auger pass clears the path temporarily — while the real cause grows back within months.
On camera, intrusion that's just starting is a thin hair hanging from a joint, barely visible to an untrained eye. Left uncleaned, it becomes a dense mass that catches paper, grease and debris until only a trickle gets through. The difference between the two stages completely changes the urgency and the fix: a hair gets watched, a mass takes the house down the next time the drain sees heavy use.
Preventive cleaning is worth it when a mature tree — maple, elm, poplar — grows within six or seven metres of the clay drain's path; roots seek out the moisture seeping from joints well before they visibly reach the pipe. It's not worth it on a drain that's already lined, on a lot with no tree nearby, or once the tree responsible has been cut down and its roots have been dead for a few years — in those cases, cleaning on a fixed schedule every two years is spending with no clear purpose behind it.
A localized repair, replacing one or two sections where roots got in, costs a lot less than lining the whole run, but means digging down to the pipe — which prices differently depending on whether that's a lawn or a paved driveway that has to be cut open. Trenchless lining skips the excavation but costs more up front; it becomes the logical choice once intrusion is spread across several joints along the run rather than one or two isolated spots.
Root intrusion is a problem that builds over years, not in a single rainstorm — a distinction that matters to an insurer, who generally treats gradual damage differently from a sudden event like an extreme storm. A dated video report, showing how far the intrusion had gotten at the time of the inspection, helps establish how long the problem had been building if the question comes up later.
When excavation is needed, the crew often finds more than just the targeted joint: a stretch of clay pipe weakened along its length by root pressure, with small cracks that wouldn't have shown up for another few years. That's why a localized repair usually replaces a slightly longer run than just the damaged joint — swapping out three or four feet instead of one avoids reopening the same trench the following year.
A hydro-jet fitted with a root-cutting head combines two actions in one pass: water pressure clears debris while the blade cuts roots flush with the inside wall of the pipe, leaving a cleaner, longer-lasting passage than a simple auger blade, which tends to tear rather than cut and leaves fragments that snag faster at the next cleaning.
